Situation

A mixed-use resort property on South Carolina's Lake Marion—featuring a hotel, RV park, marina, fuel station, and convenience store—faced escalating financial pressure following a redevelopment and ownership transition. While hospitality bookings were strong, the business struggled with cash bleed from cost overruns, uneven unit performance, and inconsistent financial reporting. With lender relationships at risk and staff turnover adding further strain, the owner needed support to regain control and keep the business afloat.

Objective

Fortis Business Advisors was engaged to conduct a rapid, unity-by-unit operational assessment, evaluate financial reporting integrity, and address bank reporting requirements. The goal was to identify which business segments were viable, where losses were concentrated, and how to restore financial visibility. Fortis also build a custom cash flow and break-even model, providing the owner with real-time tools to forecast cash needs, communicate effectively with the bank, and stabilize operations.
